How to get clients for a cleaning business: 12 ways that work

Knowing how to get clients for a cleaning business matters more than anything else you'll learn. You can be the best cleaner in town, but it doesn't count if nobody books you. The good news: most cleaning customers are found in the same handful of ways, and the best ones are free. Here they are, free first, then paid, then how to keep the customers you win.

Part 1: Free ways to get cleaning clients

1. Set up your Google Business Profile

When people search "house cleaning near me", Google shows local businesses on a map first. A free Google Business Profile gets you on that map. Fill in every field: services, service area, hours and photos. Pick "House cleaning service" or "Cleaning service" as your main category. It's the single highest-value thing on this list.

2. Get reviews from every client

Your profile only wins clients if it has reviews. Ask every client, by text, a few hours after the clean. We wrote a full guide: how to get more reviews for your cleaning business. Ten recent reviews will beat a competitor with three old ones.

3. Start with people who already know you

Your first clients will almost certainly come from friends, family, neighbors, old coworkers, your kids' school, your gym and your church. Tell them what you do, and ask them to pass your number on. Offer an introductory price on the first clean.

4. Run a referral program

Happy clients are your best salespeople. Give each one a referral code: their friend gets a discount on the first clean, and they get money off their next one. Tell clients about it right after a great clean, when they're happiest.

5. Clean one house, win the street

When you clean a home, the neighbors have similar homes, similar incomes and a similar need for help. Leave a door hanger on the five houses either side: "We clean for your neighbor at number 12. First clean $20 off this month." Clusters of clients on the same street also mean less driving.

6. Post in local groups

Neighborhood Facebook groups and Nextdoor are where people ask "can anyone recommend a cleaner?" Join them, reply helpfully when someone asks, and share before-and-after photos (with the client's permission). Don't spam. Be the helpful local business people remember.

7. Partner with realtors and property managers

Realtors need homes cleaned before listing photos. Property managers need move-out cleans between tenants. One good relationship can mean a steady stream of move-in/move-out jobs. Bring a short price sheet and show you can do quick turnarounds.

8. Make it easy to book you

This one gets overlooked. Plenty of people visit a cleaner's website or profile and never book, because they have to call, wait for a quote, or send a message and hope. An online booking page with instant prices turns visitors into bookings, even at 10pm. And if someone starts booking and stops halfway, follow up the same day. They were very close to becoming a client.

Part 2: Paid ways to get clients

9. Google Local Services Ads

These appear at the very top of Google for searches like "house cleaners near me", and you pay per lead rather than per click. You'll need to pass Google's screening first. Because of the upfront steps, many small competitors don't bother.

10. Lead sites (Thumbtack, Angi and similar)

You pay for each lead, and the same lead often goes to several companies. Reply within minutes, because the fastest reply usually wins. Treat these as a way to fill gaps, not your main source of clients. Once a lead becomes a client, book them directly afterwards.

11. Facebook and Instagram ads

Target homeowners within your service area with a simple offer and a before-and-after photo, and link straight to your booking page. Start small, around $10 a day, and keep only the ads that bring bookings.

Part 3: Keep the clients you win

12. Turn one-off cleans into regulars, and win back the quiet ones

Getting a new client takes time or money. Keeping one costs almost nothing. After every first clean, offer a weekly or every-two-weeks schedule with a small discount. And look at your list every month: who hasn't booked in 60 days? Send them a friendly "ready for your next clean?" text. Win-back messages are often the cheapest bookings you'll ever get.

How to get commercial cleaning clients

Commercial clients (offices, clinics, gyms, shops) are won differently:
